Why Homeowners Choose Greenview

White Settlement’s neighborhoods were built for the most part in the decades after the Carswell base opened, and many of those lots have never had a drainage system added. Greenview Landscaping installs French drains, downspout tie-ins and combination drainage for White Settlement, TX homeowners who want the yard dry and the slab protected. We are licensed and insured, BBB A+ accredited and have served Fort Worth and West Tarrant County since 2016 from our office on Superior Parkway. Call (817) 393-3144 or contact us online to schedule an estimate.

Drainage in White Settlement’s Established Neighborhoods

The Census Bureau lists White Settlement at 17,932 residents with a 60.7 percent owner-occupied housing rate. Much of that housing is single-story brick on slab, on lots that were graded once when the house was built and have settled since. Decades of mowing, bed additions, fence replacements and patio pours change where water goes, and it rarely goes where it should.

Underneath is the same clay found across Tarrant County. Texas A&M AgriLife’s Earth-Kind guidance notes that water in clay spreads laterally before it soaks down, which is why a wet spot in White Settlement tends to stay wet.

Rainfall is the other half. The National Weather Service’s 37.01-inch annual normal for Dallas-Fort Worth arrives mostly in spring and fall bursts, exactly when a saturated lot has no capacity left.

How a French Drain Works

A French drain is a trench lined with filter fabric, filled with washed gravel and fitted with a perforated pipe on a consistent slope. Groundwater enters the gravel, the pipe collects it and it flows to an outlet away from the house. It is the correct fix when soil stays saturated, as opposed to water running across the surface, which calls for a surface drain.

French Drain Services for White Settlement Homes

Foundation perimeter drains

The most requested system in older neighborhoods. Keeping moisture consistent around a slab reduces the clay swell-and-shrink cycle that shows up as sticking doors and hairline cracks. We tie downspouts into the same run so roof water leaves too.

Backyard and low-spot drains

A trench through the wet zone, or across its uphill side, dries out the part of the yard you actually want to use. It also ends the mosquito habitat that standing water creates.

Patio and addition drains

Many White Settlement homes have added patios, carports or sunrooms over the years. Those slabs change water flow, and a French drain along the edge protects both the addition and the original foundation. Our post on masonry decisions that create water traps shows what to look for.

Combination systems

Where water also pools on a driveway or walkway, we add channel drains to the same outlet line.

Signs Your White Settlement Yard Needs a French Drain

• Standing water for more than a day after storms

• Soil pulling away from the slab in late summer

• Efflorescence or damp staining on the lower brick courses

• Mulch beds that wash out against the house

• Fence posts rotting at the base along one side

• Soggy ground where turf will not establish

Our French Drain Process in White Settlement

  1. Property walk. We map where water arrives, where it collects and where it can exit.
  2. Utility locate. Underground lines are marked before trenching.
  3. Written plan. Trench routes, pipe size and outlet location are documented.
  4. Trench on a laser slope. Consistent fall is what keeps the pipe from silting.
  5. Fabric, pipe and gravel. Fabric surrounds the entire trench, not just the pipe.
  6. Outlet and restoration. Emitter or dry well is finished and turf and beds are restored.

Discharge and Permits

Drain water must be released on your own property, at the curb or into an existing storm inlet. We never route it onto a neighbor’s lot. Standard French drains rarely need a permit, but if the project includes a retaining wall or grading changes we confirm requirements with the City of White Settlement first.

White Settlement French Drain FAQs

My house is older. Is it too late to add drainage?

No. Most of our White Settlement projects are on homes that never had a system. A French drain can be added around an existing slab without disturbing the foundation.

Will a French drain stop my foundation from moving?

It removes the moisture swings that drive most movement in clay. If the slab already shows significant damage, we suggest a foundation contractor evaluate it alongside the drainage plan.

Where does the water end up?

At a curb emitter, a storm inlet or a dry well on your lot. Never on a neighbor’s property.

How long does installation take?

Most residential jobs are done in one to three days, depending on trench length and how many downspouts are connected.

Do you handle the sod and beds afterward?

Yes. Restoration is part of the job. Trenches are backfilled and the lawn and beds are put back in order.

Can you fix drainage around a patio I added?

Yes. Drains along a patio edge or under a step-down are a common fix for water trapped between an addition and the original slab.

What is the best time of year to install?

Fall and late winter, before spring storms. That said, we install year round and can usually work between rain events.
